Most real estate courses take the perspective of the developer. This course assumes the perspective of the investor, whether owner, lender, or institutional or individual investor. While the developer and the investor may share a legitimate interest in the value of a property, investors face other issues such as how the investment should be structured, how to maximize the efficiency of the risk/return trade-off, how to value complex securities derived from real estate cash flows, the appropriate role of real estate investment in an institutional portfolio, and how to use bankruptcy when things don?t go as planned. This course is meant to address these issues.
